2. Planning pre-app advice

We encourage all applicants to take advantage of our free pre-application advice service before making a formal application by completing our online form.

Disclosure of Pre-application advice

Under normal circumstances details of pre-application advice will not be available for public inspection. However, the Council may be required to supply information relating to pre-application discussions to any party making a request under the Freedom of Information Act 2000 (FOIA) or Environmental Information Regulations 2004 (EIR). All requests will be dealt within in accordance with our Access to Information Policy.

In any pre-application correspondence you must clearly identify in writing any information you believe to be confidential or commercially sensitive, setting out the reasons for this. Please state for what period the information should remain confidential. Where this has been provided, if a request for information is received, the Council will take any views that you have expressed into consideration, but will not automatically withhold information unless there are clear legal grounds to do so.  It is ultimately the Council’s decision to make. Please be aware that over time or if circumstances change in relation to an application being made on the site following pre-application advice the information may no longer be deemed sufficiently sensitive to be considered confidential or commercially sensitive and therefore may be released.

Illustrative material – this can be in the form of photographs, sketches with dimensions or architectural plans.
