Demolition of buildings
Any person undertaking demolition work must give written notice to the building control team.
The building control team controls demolition work, under Section 80 of the Building Act 1984. We will issue a counter notice detailing any measures to be undertaken and will visit the site to ensure that precautions are in place to safeguard the public.
Planning permission may also be required for demolition work.
If you are going to demolish a building that is greater than 50m3 then you are required to give us 6 weeks notice by completing a Section 80 Notice. Please return the notice as an attachment on our Contact Us form, or post to:

A person undertaking demolition work must provide building control with notice of certain stages of the work; these are as follows:
- at least 48 hours notice must be given before disconnecting, sealing or removing drains and sewers on the site
- at least 24 hours notice must be given before making good disturbed ground
Failure to give notice of intention of demolition, or to comply with our requirements, is a serious matter. When these requirements are not complied with we can use our enforcement powers.
