Water Lane is a strategic brownfield redevelopment area in Exeter and one of the largest sites of our Liveable Exeter initiative.

On 16 July 2024 we adopted the Liveable Water Lane SPD which provides more detailed guidance on how policy KP6 of the Exeter Local Plan First Review and policy C17 of the Exeter Core Strategy will be implemented.

The SPD includes a Vision, Development Framework and Design Code to guide the delivery of high quality, co-ordinated redevelopment and placemaking at Water Lane. 

The SPD is a material consideration in the determination of planning applications.
