4. Health and safety

This year we:

  • Checked over 7800 smoke detectors and over 5,600 CO2 detectors
  • Carried out over 482 fire risk assessments and began rolling out a 4-year project of
  • compartmentation surveys and upgrades to our blocks of flats. Compartmentation means the many physical ways buildings are designed to stop flames, smoke and heat spreading from one part to another.
  • Safety inspected and serviced over 4,500 gas boilers, tested all carbon monoxide detectors and carried out around 251 electrical safety inspections.
  • Completed electrical and emergency lighting upgrades to 78 communal areas and electrical upgrades to 907 homes. 387 empty properties have also had their electrics updated in preparation for being let.
  • Conducted 6-monthly safety inspections to over 200 passenger lifts, hoists and stair lifts and tested the smoke alarms in every property.
  • Carried out asbestos re-inspections in over 400 communal areas and ensured every home with asbestos has had an asbestos survey completed.
  • Where accessing properties have become problematic, appropriate legal steps have been taken.
  • Ensured that just under 1,800 communal footpaths have been risk assessed and are periodically re-inspected.
